Lee Vista is the residential and commercial district immediately north of Orlando International Airport, and generally includes the area north of the 528 Beachline and south of Curry Ford Road, including neighborhoods clustered around major thoroughfare: Goldenrod Road, Semoran Boulevard and Lee Vista Boulevard. The location is also very conveniently located to Orlando’s major expressway I-4, and of course, the airport. The Econlockhatchee Trail cuts straight through the community.

Because of its proximity to the airport, the area is continually experiencing commercial growth with businesses that serve not only the local population, but also traffic generated by the airport. In 2011, an Orlando-based firm announced plans to develop a 12-acre site at the northwest corner of South Semoran and Lee Vista boulevards that would consist of four restaurants, a service station and a hotel. At the same time, the city was reviewing plans for another retail project called Current at Lee Vista that would bring a 2,500-seat movie theater to the area as well as a SuperTarget store.

What is being called the new Lee Vista town center, part of the Orlando Gateway Project, is expected to be completed in 2013. The 47,372-square-foot movie theater is especially significant because it will be the first in the area. When it opens, residents will no longer need to drive 20 minutes to reach the closest cinemas in Waterford Lakes and The Loop.

Lee Vista is particularly appealing to national franchise restaurants because those already located near the airport are some of the top-grossing among their chains in the state. Already, the area is served by such big chains as Cracker Barrel, Starbucks, Wendy’s, Chipotle, Cold Stone Creamery, Bonefish Grill, Longhorn Steakhouse, Tony Roma’s, Chili’s, TGI Fridays, Miller’s Ale House, Hooters, Denny’s and Sonny’s BBQ and it is reported that Panera Bread, Chick-Fil-A and Wawa will soon be joining them.

Some observers predict that other new developments will continue to be proposed for locations along State Road 436 in the coming years.

More than 4,000 people live in the Lee Vista area in a variety of single-family neighborhoods and multi-family complexes. The community is served by an elementary school and a middle school located within the zip code area. It is estimated that more than 200 businesses are also located in the area.

Among some of the neighborhoods in Lee Vista are Covered Bridge, The Villages at Waterside, Tivoli Woods, Vista East, Vista Lakes, Vista Palm and Weber Lakes.
